New construction costs - Is the financing in order? Experiences?

Do you have the option of a preliminary sample? Normally, only certain tiles and floor coverings are standard, the rest costs extra. Same point with the paving, what is included there? Does everyone get the same concrete paving or do you have a certain selection? In the end, it always adds up to more than you think, the home builders also make good money from the upgrades. I can understand that you want to save. But in the end, you think "€1000 extra for something that lasts 20 years or more, that's saving in the wrong place..."

Otherwise, I don't see any fundamental problem for now. Building a house is currently just expensive and the interest rate as well, but you belong to those who can still afford it. However, I would also tend to set the installment a little higher and agree on a possible rate change. What the bank has debited cannot be wasted elsewhere ;)

I have already sent a questionnaire by email in advance to the person responsible for this project (also thanks to you, WilderSueden) asking for answers.

Among other things, with questions like...:
... how the painting work looks (included or an additional service)
... how it looks in the sanitary rooms (wall and floor tiles including possible selection)
... whether the paving stones in the outdoor area are specified and whether a preliminary sample is possible.
In addition, whether the plot will really be fully developed up to the HE and whether the complete earthworks are included.
Complementary also: Which services would the buyer still have to cover?

Regarding starting a family:
Whether the grandparents would act as a substitute daycare, I would strongly affirm, but whether we want that permanently is another question. You have already experienced and correctly described that @ Kati. :)
That is exactly what we have experienced with our nieces as well. As long as the family sticks together in general, I’m not too worried about it. We also wouldn’t want to park the children permanently with one grandparent. But that is still future music.

I will get back to you as soon as I have statements regarding the above-mentioned questions. This does have an impact, as you rightly recognized, on the equity input etc., and is therefore fundamental.

Do you have an ID number from the exposé on Immonet or IS24?
Then one could take a look to see if the questions are answered there.
Otherwise, Viebrockhaus has 3 or 4 standard levels, level 1 for example tiles at 30€/sqm and level 4 at 50€/sqm… something like that.
The Viebrockhaus houses that I know can all actually be considered quite impressive. Certainly, there is no really cheap standard.

Family nearby is good, but it doesn't help you as much as you think. Sure, every now and then they take the eldest, but if we show up there every week, eventually they'll show us the bird.
Believe me, it works well for a few months, then grandma gets fed up. They are your children, not hers ;)

You massively underestimate how much time children "cost" you. Our eldest is 5, she wants to visit friends now, hobbies are starting, you have to take her there, not everyone lives right in the neighborhood. Admittedly, we have a special situation because I am about 50% in worldwide field service... but both full-time with 1-2 children and then a house? Ambitious undertaking.

Wait for the answers to the questions, after that you'll probably have to add another 50,000 EUR.

Is a cheaper builder an option? Viebrockhaus is more like the Mercedes, not the Polo.
Because if you have a 2,250 EUR installment, only repay 1.25%, and want to make most of it through special repayments... so ultimately you have to spend 3,000 EUR or more per month on financing... then with 2 children you simply can't afford anything anymore except groceries and cars.

I see this overall as similarly critical as xMisterDx.

Addition: before the crises with ~1000€ less installment, I probably would have advised you. Nowadays, for 2 full-time jobs with 2 children, everything really has to fit. And from experience, 2 children are different than 1 regarding care. I hardly see families managing this with 2 full-time jobs. At least not the first 5 years. Sad but true...

If you want to take a risk, I would pay attention to resellability, so that in an emergency you could switch back to renting without much damage. Even though that would probably be very hard emotionally.

Well, what else can one expect? Small children are a full-time job, which today is made easier for us by nurseries/daycares and technical aids like ready-made baby food, rocking chairs, etc.
If none of that existed, one parent wouldn’t be able to work at all.

Of course, you can put the little one in the nursery for 10 hours/day at 12 months. Possible. But is that the point of the exercise.
