Is financing feasible this way? Are the fixed costs okay or too high?

I would say there is still a lot to calculate.

From my perspective, your numbers are put together half-heartedly.

Break everything down. Your salaries only increase by about 1.5% per year. The gross income of teachers in Hamburg has increased on average by 1.97 over the last 7 years. I would assume you are A12. So if you get married and have a child, you would have €1750 for one year and your husband about €3600 net. The problem from my perspective is your expenses. Break that down and see what can be cut.

€700 for health insurance is extremely high... we pay no more than €400 for 4 people at DBV, although my wife of course only has 30% co-payment and the aid covers 70% because of 2 children...
A rate of €1600 I consider irresponsible given your expenses. Better only €1000 and then make special repayments when possible... Your jobs are almost bomb-proof anyway... returning to work after children is also not a problem at all...
--> so list out all expenses exactly.

So, regarding the PKV costs, it should be mentioned that they include occupational or disability insurance. On the other hand, it should be said that the first BAföG loan was a private one, which the person wanted back, and if I repay mine immediately, I will get €2500 waived. I have a large amount of BAföG because I always received the maximum rate. Paying it off in small installments would take years.

Now to our fixed costs. Almost everything is included there: monthly costs (rent, electricity, gas, internet, mobile phones, car installment, PKV, gym...). Additionally, an amount for annual/quarterly costs goes into a separate account (household insurance, liability insurance, car insurance, GEZ, ...). I won't list everything. We haven't calculated it any other way so far.

We are building with Viebrockhaus, meaning the house is finished when we move in; painting and flooring are already included. If we want something in the sample selection that needs to be upgraded, we would have to pay for it. However, we have already chosen the flooring and tiles. Therefore, the €7000 is only needed for the sample selection. We are building in Lower Saxony near Buxtehude.

We are teachers in NDS, therefore A12 is correct but there is a 2-2.5% increase.

3.5 are still too much. List it more sensibly and see where the bulk of it goes (except rent and BAföG)



Even with Viebrockhaus, painter and flooring (except wet areas) are not included. Or have you already booked that as an additional service?

Since it is an auction house, everything is included, therefore not turnkey, but move-in ready.

I am putting together our costs as I calculate them. They are rounded. These are all costs broken down to the month. Fuel and shopping are missing. (M) stands for monthly (Y) for yearly/semi-yearly. What stands out is of course the cars item. When we started up here 2 years ago, we both needed a new car because our old ones were too old to drive 50 km to work daily. Although we both work at a school, we cannot carpool. Two years ago we had not yet thought about building. Therefore, the car installments are very high. However, this can be adjusted or reduced over the course of the year. Otherwise, two dogs also have a significant impact. We are not vacationers at all. That is rather difficult due to the dogs. I would like to cut something, but apart from the cars, I wouldn't know where.
