A lot of criticism has been directed here at the price estimate of 2500 eur/sqm by the architect as unrealistic. I always find it a bit difficult when it comes to "which prices" and "which sqm".
If we leave out everything that falls under "incidental building costs" with the general contractor, then I come to:
Volume upper floor + volume ground floor = 225,750 eur + 241,200 eur = 466,950 eur
These are the 300 and 400 costs when I commission the craftsmen by tender through the architect.
The architect himself costs 75,000. Let’s deduct 15K for the planning because I might want that from an independent planner anyway, whether I go with the architect up to service phase 8 or build with the general contractor. Roughly speaking, it is always said that architect or general contractor take nothing off each other in terms of costs.
Then we are at 466,950 eur + 60,000 eur = 526,950 eur
With 186 sqm, that is 2833 eur / sqm. That roughly corresponds with the consensus here in the forum and thus the architect’s cost estimate is okay, right?
If I can do service phases 5 - 8 myself (assuming I am an architect or builder myself) and build without a general contractor, then 2500 eur/sqm would also be okay.
