Yes, you are right. We are already planning additional items for extra requests or deviations from the scope of construction work description equipment. You can't compare apples with nectarines just because both are round. But first of all, the construction is important to me; making the equipment more upscale costs everywhere and then shows up in the sample selection. However, we already have extras like corner windows and heat pumps with cooling function included. But yes, there are no limits upwards; you can quickly go from €2,500 to €3,500. Thanks already for your assessments and opinions.

... up to €3,000. Nobody here speaks of €3,500 as standard (even though it can be easily reached if desired)

For one thing:


… it already starts with the screed if you plan height differences for the floor coverings, between other items like electrical work, which can quickly be around €10,000 for 180 sqm, then instead of cheap corner joints in the bathroom ones made of stainless steel, the toilet rimless, the facade plaster as well as the interior plaster of higher quality and so on and so forth, that makes with the floor coverings and painting work at the respective ceiling height from your €2,550/sqm quickly €3,000 and above. Then I read corner windows, possibly frosted, then a better security system, the staircase preferably better than beech and solid, not jointed, the doors taller than 201 cm and voilà, you're at €3,200.
Unless a general contractor explicitly calculates everything and assigns items, he calculates flat rate per sqm according to his standard construction service description.

It is not about your tolerance towards our supposedly pessimistic views, but at least for the reader's value, about raising awareness for justified doubts regarding low prices. It is probably possible to build even cheaper (see and by ).

So if you have a GU contract at that price and the contract content and equipment are suitable - then what's there to doubt about the price, that's how it is and you can sign ...
