Why, what does your crystal ball say about floor area ratio, plot ratio and building envelope (or eaves height, roof pitch) in the specific case?
You first have to know this framework to understand if it is sufficient.

Hello,
thank you for your opinions. I am still surprised that the recommendation is so clearly in favor of the extension.
I had previously spoken of "burning money" and probably need to explain that again.
My concerns about the extension are:
- for a residential conservatory (WWG) we have to install a considerable steel beam afterwards to open up our house to the conservatory. Something like this would not be the case, for example, with a new build.
- Both for the WWG and for the extension, new floor slabs have to be poured. This could be done right away with a new build.
And the most important thing: A new house with 250 sqm can be an elegant, coherent overall concept, which (if you ever have to) can also be resold easily and well. It is less of a makeshift solution and I would expect that something like this would also affect the resale price.
In other words, if I spend €800k for a new build (including land), I believe I could get that money back in the sale (let's say after 20 years, if it turns out to be too big without kids). If I now consider the extension and assume €300k current value + €250k extension costs, I don't think I could really count on €550k, but would have to accept a "deduction due to makeshift solution."
I know that an extension can be integrated quite well, but to me, it still looks like an extension...

Regarding the circumstances, it is such that we could already build quite a lot. We are allowed to seal a maximum of 400 sqm and would come to 250 sqm sealed area with the extension... With the eaves height, we are limited to 4.5 m, which unfortunately takes away the "cube" option. Therefore, we would decide on a shed roof.

I am also in the process of drawing this, but with 30 minutes per day available, it might take another 2-3 days.

I will get stuck in and soon upload a few more details.

Correct your views on extensions. I know some projects that have benefited more than they have lost from an extension. A well-planned, thoughtful extension is not necessarily a makeshift solution.

And I would not rigidly limit myself to this [WWG] as an extension solution. The task belongs in the hands of a capable architect. And I think then it will be an extension with form and function, not just a slapped-on [WWG] (which no one really wants anymore). With a well-thought-out overall living concept, which should significantly increase a (purely hypothetical) resale value, but keep the costs overall just as significantly below those of a new build.

I would say goodbye to the conservatory and plan a nice, light-flooded living space

Enlighten us: You talk about an extension because of the children, but then the top priority is a large living conservatory. If it’s only about the latter – that indeed affects the resale price. The new owner will have to demolish it first. I still know these WWGs from the 80s and no one would build it again. In summer, it pulls incredible heat into the house and in winter you have to deal with floods of condensation.

Regarding the mentioned lack of time, I’ll take a step back. 30 minutes a day and then a new build? That only works if you have a construction company you can literally trust blindly.
