Thank you for the overview, Romeo. Let's wait and see, but it sounds affordable for now :)

Property A definitely has the right of way registered for property C.
By the way, C can also enter the house through the garden at the back.

So, strictly speaking, could the first in the row currently deny access to the owner of the middle house (if he wanted to)?

No, because B (middle) has access through the garden. Not ideal, but access! Otherwise, the property valuation would unfortunately look very different... And legally, that would also be important. Because if there were no access through the garden, there would be the right of way by necessity. That means A must agree to an entry. However, they can demand compensation for it.

Yes exactly, he could. But we already have a good relationship and the documents for the subsequent registration have already been signed. Owner A was just as surprised by the missing right of way as everyone else.

*edit* True, I could of course get through the garden. But not to the front door.

@ Romeo

The office has not always done everything correctly. Should one pay attention to whether the access through the garden is considered in the property valuation? Is it possible to recognize or deduce this later?

I also come from the countryside ;)
But my years of life without gray hair are more important to me than money :)

In Germany, it is regulated that everyone has access to their property.

For me, it’s already too late :D But I once heard that men with gray hair actually appear quite attractive ;)
