I partly understand that, but not to this extent. The additional services are, for example, that it will now be built to KfW55 standards and that a "better" heat pump is installed because of Bafa. However, I bear the costs of these services since they were offered as optional in the old offer. Even if I calculate very generously, I might come up with maybe 15,000 € in additional costs. According to the construction company, the price increase is 6%. All good and as expected. ONLY, the house – and the company has recalculated this themselves – is 12% smaller than before. And in my opinion, that should somehow be reflected in the price so that, according to my calculation, I would end up somewhere near the old amount again. 6% more plus additional – 12% less house. Now, with the new dimensions (the area calculation by the architect was wrong), they recalculated and suddenly arrive at 541,000 € instead of 498,000 €, which was the offer at the beginning of August, without anything having changed.. Originally, we were at 450,000 €. He is now offering to stick to the 498,000 instead of charging 541,000. That’s nice, but then I have no basis for negotiation. And how he keeps getting another 50,000 more each time he recalculates is beyond me... I have already had an appointment with Kastell Haus, today with Viva Massivhaus, Friday with another regional construction provider, and I have contacted Viebrockhaus. Now I’m waiting to see if they’ll get their offers ready in time and will meet with the current builder again to see what can still be done. All in all, I liked everything about it, but how these prices came about now seems a bit strange to me.
