Massive double garage vs. prefab garage vs. carport

we are currently looking not only for a construction company but also for a garage provider. Preferably 6x9m, unfortunately we have to either green the roof or have a 20° roof pitch and brickwork is also required.

What prices have you received recently, presumably prices are also rising significantly there?

What costs more, green roofing or tiled roof (is that suitable for boundary construction)?

Our current favorite regarding house construction has quoted us a "house number" of 29,000 euros for the double garage with green flat roof, 6*9 meters, including foundation slab and electric sectional door from Hörmann, in a design matching the house, the spaces divided into 6*6 for the actual garage, 3*3 for HTR (thus more space in the house, where there is only a utility room), and 3*3 storage room with separate outside door, including wallbox 22kW 3pAC, which is controlled via the energy center (the charging is possible exclusively through photovoltaics as well as, if in a hurry, topped up with "full power" from the energy supplier).

I am curious whether this "house number" will remain in the final offer.

That would be a pretty good price imho.

Ventilation opening in the rear wall, wipe-resistant interior paint (coarse grain plaster), concrete floor with slope towards the gate, roof for greenery (+ roof reinforcement for snow load), sectional door, a door at the back leading to the terrace exit, an electrical package (sockets), a sliding bearing for the paving connection, and all of this at a price of €11,700. But we were able to negotiate the price, so in the end it got even cheaper.

Yes, then multiply your price by 2.5 to achieve the size of the TE's project. Plus foundations and earthworks. Drainage is also missing. And then it is “only” the prefabricated component and not masonry. Plus the greenery. Really completely finished in 6x9m including greenery under 35K€, whether prefabricated or masonry, would be really good in my opinion. That might be possible with a timber frame but then the greenery might not work anymore.

okay amazing. The foundation is done by the shell construction company, drainage is also done together with the house. Overall, we are at 9000€ for the services mentioned above. I would definitely recommend getting several quotes and also negotiating.
