Mandatory heating rental in new buildings - is that possible?

China is already ahead of us. They are expanding renewable energy much more than we are. It has to work in a way that shows it is effective without becoming poor and you even make money from it. Then everyone wants to copy it. And then you sell it to them. Unfortunately, our black-led governments of the last 16 years have messed it up. Viewed globally and societally as a whole, sustainability is not more expensive. On the contrary, it would even be much cheaper. But unfortunately, it is an invisible mortgage for us that we have imposed on our descendants. Now it is slowly showing its ugly face.

Yes, sustainability is not a problem for me. But sustainability is also possible today at low costs. The current concept here is priced at the level of a current (!) gas heating system with condensing technology. Around 4-5k€ annually (in poorly insulated houses).

I currently have several acquaintances in my circle who are building or about to move in. The costs for the entire heating technology (air-water heat pump, underfloor heating on 2 floors, etc.) in the house including installation were in the price range of the pure connection costs in my described case (25k€).

I am also in favor of heating sustainably and saving CO2 wherever possible. But I am of the opinion (or rather, I know) that this is currently possible at significantly lower costs than, for example, conventional gas heating systems. The concept here would allow me, cost-wise, to install a conventional gas heating system in a well-insulated house (KFW 55 or even 40 standard) and operate it for 15 years at the currently high gas price level (4-5k€ / year). Then the ban on connecting photovoltaics to the heat pump. That cannot be right. That is absurd.

Hello,

of course it is (for you) absurd. But for the mayor, who can now boast that the new development area is really eco-friendly and sustainable, it is not absurd but totally great. The same goes for the local utilities, who will earn a fortune over the next 15 years. And the local plumber, who gets to implement the hardware at a completely overpriced price (and who here in Bavaria would probably coincidentally be a relative of the mayor), probably also finds the concept great and not absurd at all.

You can only calculate for yourself whether the property is worth it to you or not. Discussing the meaningfulness or fairness of these requirements is probably not a waste of time. The property is either available with this heating system or not at all.

Simply mentally add 20-40 k€ as additional costs to the purchase price and consider whether it is still a good property.

What does the price per square meter of the building plot actually look like compared to one on the open market? If it is significantly cheaper, then you are still better off with the solution than maybe a more expensive plot + cheaper heating.

Status after a few months and a few conversations with the Stadtwerke.

The monthly amount is not to be understood as rent, but actually as an installment with the option to take ownership of the system after 10 or 15 years.

After many discussions with the Stadtwerke, among others also with other builders and arguments regarding sustainability (which is so much desired in the development area), the Stadtwerke intend to enable the personal use of the self-generated electricity in the development area also for the heat pump.

For me personally, significantly more relaxed than a few months ago. Still expensive compared to other solutions, but at least the system becomes property and a solution for photovoltaic electricity use for the heat pump is being worked on.
