I guess that was the draft contract and the notary included it as an option
Yes, that was the draft contract.
What do you actually think about the floor plan?
It was an open design:
What I like:
(8.5m * 10m = 130m2)
* Storage room under the stairs
* 5 rooms
* equally sized children's rooms
* window in the stairwell
* possibility to separate the living room with a sliding door
* high knee wall
* access to the garden from the utility room
* high ceiling height
What is not so special:
* Utility room not usefully usable, out of 9.5m2, 2m2 are lost (passage)
(I would have left out the shower on the ground floor for the utility room)
* Attic hardly usable <1m max. height (but at least it is insulated)
* Living room somewhat very small (more than sofa, sideboard for TV, fireplace and a small table do not fit in)
* No wardrobe (1.60m wide hallway) = main wardrobe in utility room passage and a tiny one in the normal hallway
* Suspended ceiling in the study and door opens inward (supposed to become a sports room)
* View from the bedroom directly into the neighbor’s living room.
(The plot is about 46m * 23m wide, maybe it could have been different)
+Carport behind the house without turning possibility = 20m + reversing every time) so I will use the small lawn right in front of the house much more for the car.
* Location orientation not optimal for photovoltaic system
* The porch could also have been built as a balcony, master bedroom.
General: about the house:
Great
* Electric shutters
* Ceiling spotlights
* LAN sockets in the rooms... which I don’t use myself
* Motion sensor lighting installed in hallway, stairs
* Heavy-duty power connection. But why in the apartment and not in the garden (meter cabinet)
* Water connection in the garden
* Fireplace
Negative:
* Heating air-to-air heat pump
* Too few power outlets (2) but 3 empty conduits to the garden, carport, driveway
* Water meter not in the house!!!? But in the driveway in a shaft?!?
* No outdoor lighting on the terrace
**** It is what it is, and comes as it comes****
All a big improvement over now, panel building 64m2 3 rooms. (and
5-8?!? pockets above in 75m2?!?)
I took a new picture of the upper floor since the other one wasn’t nice.
