So just strolled through the viewing once with the agent and then immediately purchase and notary? That’s definitely bold :) We only bought a plot of land and I was sure to be there at least 4-5 times to check everything out and verify, talk to the neighbors. But yes, always clarify everything beforehand when buying. That then goes into the purchase contract if it’s something bigger that can’t be resolved easily. You might be confusing this with renting, where defects are recorded during the handover of the apartment and fixed again. In that case, though, someone else is the owner.

But: if something major has broken down between the notary appointment and the house handover, the previous owner still has to take care of it (perform defect repair). For example, if a window was smashed, roof tiles fell off in a storm, etc. Small things are generally hardly provable unless a condition report was already created by the notary appointment.

What do you consider errors? There are no "errors". Chipped door frames or a crack in the enamel are signs of wear and tear in a used property. Anyone who calls such things errors and expects the owner to now make the house "like new" should not buy a used house.

The sale is made with the wording "as seen" or "as is". This means that all defects that existed up to the purchase contract and for which no repair was agreed upon have been accepted and bought by you. If something breaks on the house between the notary contract and the handover of the house, then this is a defect for which the seller is liable. However, this does not include normal signs of use or wear, as the house is usually inhabited in the meantime and scratches do happen.
