Location of city villa or single-family house on a plot with a wide street frontage

I understand. It is enough for me. Only the altitude and the dune are missing for a qualified recommendation.

Are all the trees really allowed to be removed? The neighboring buildings show something different.

I like that :) I don’t want to complain about the creativity, or how some people misuse programs here. But when you put red stripes around a green area, the brain interprets that zone as a danger zone, or at least you mentally exclude that area. That distorts the mental image. I don’t think the planning is that bad at all... better than all the others. Would it be an option to shorten the driveway a bit? Or did you deliberately stretch it to place the garden area in the west?

Yes, the first idea was to use the west a bit more.

No, the last adjustment is due to the desired driveway. This makes reversing out and in better.

The question of why the neighbor interfered with the dune but we are not allowed to has also come up for us. The developer has not yet answered this question. In parallel, I contacted the responsible building authority yesterday. An immediate answer could not be given. I am now waiting for further feedback.

The idea is absolutely brilliant! We really like it.


The developer is already in the process of felling all trees and removing the roots.
Next week I will be on site again. I will gladly send a new photo then.

If the surveyor has measured the property, please provide the survey plan and the heights. In Geodata, you can only see clearly how the neighbor has cut in.

An archaeological monument is not recorded here. It may possibly no longer be one.
