Lifespan of a prefabricated house?

Hello!

I am actually not a fan of prefabricated houses. However, I have been trying for ages to get a suitable plot of land in my region. Now I have finally found something. Unfortunately, the plot belongs to a prefabricated house provider and can only be purchased with development.

I don’t know if the disadvantages of a prefabricated house are worth it. Unfortunately, I can only find very vague information on the internet. According to that, the lifespan of a prefabricated house with timber frame construction is 45 to 100 years. 45 would really be extremely little. Can the lifespan of a prefabricated house be extended through maintenance/renovation or does demolition follow at the latest after 100 years?

Forget the story of the three little pigs and all other horror tales about the supposed inherent inferiority of such cheap shacks ;-) Are you sure you haven’t just found an offer from the empty sale scheme? (Search terms "11ant Leerverkauf", "Grundstücksservice")

Before you sign anything, have them provide proof that the plot actually belongs to the provider or is reserved for them. And only sign contracts that relate to specific plots. Unfortunately, there are many bad actors.

More than the lifespan, I would focus on whether the provider builds the way you want and whether you can manage their pricing system.

According to the offer, the property is included. Of course, this will also be contractually regulated.

Regarding the costs or rather the included services, Massa Haus is actually opaque. On the internet, you can find nothing concrete about the included services and the expansion packages. I hope to get more information on that.

And don't forget that the real estate transfer tax in such a constellation applies not only to the land but also additionally to the house.
