Land division / construction - What is possible?

When I look at the surrounding buildings, I don't think that what is sketched is likely to be approved. That would result in a continuous development similar to row houses.

Hello everyone,

after we had settled most things within the family, we had already roughly coordinated with an architect. Here we received the feedback that something definitely needed to be done with the property. The architect then quickly fixated on a semi-detached house with 5.5 m width each (together 11 m), as she would build such a house in a neighboring town. For us, this would be too narrow.

After a phone call, where we did not come to 100% agreement, I now have the following question: Is it possible to build a staggered semi-detached house here, or do I have to leave 3 m distance to the other side as well if the property is divided in the middle?

I tried to sketch the whole thing. Please excuse my drawing skills.

We have to leave 6 m space to the left property (fire load), after house 115 we can get back to 3 m.

Due to the unsuccessful conversation with the architect (we sensed some lack of interest), we are now considering whether to inquire elsewhere. No contracts or similar have been signed yet (also nothing drawn). Have you had similar experiences here?

A semi-detached house does not have to be attached along the entire length, but honestly: don’t put yourselves through the tangled hassle of splitting this cursed plot in two. Build a duplex and "done" (even that is complicated enough here).

Would you like to explain that in more detail? If we later come to 8m in width, then one can build a relatively normal house, or are we imagining that too simply?

From an urban planning perspective (or in this case probably more "village planning"), this nonsense here only gets sillier when you turn one towel into two bowling alleys. Legally, however, no one is likely to stop you from this nonsense.

Two times eight meters width nominally sounds "relatively normal" for a semi-detached house and would theoretically even allow a relatively comfortable selection of building patterns (i.e., also those without door collisions between front door and guest WC and without narrow cloakroom spaces). But just dancing around the setback cutout is a complication that can be handled far more effortlessly with a 16-meter-wide building envelope of an apartment floor plan than with an "offset" of two half-building plots, which would be more aptly described as "misalignment." Already the question of which "factual building envelope" one is dealing with in this §34 mixed situation would recommend having a surveyor and a construction law attorney on speed dial. With high probability, it would end up as two halves resembling each other "like the twins Schwarzenegger and DeVito." On the other hand, a two-family house can be fairly well managed with "identical" floor plans on the level of load-bearing walls and installation shafts.
