Land consultation for semi-detached house (237 sqm)

The image from the geoportal is already quite wild.

I also looked in our geoportal, but basically it seems to be a very similar size to the semi-detached house plots in our residential area. However, here (at least in theory) it was built by a developer, which wouldn’t be the case with you, right? The developer could then set the entire framework and coordination between parties is not such a problem. (No one could have guessed that he would go bankrupt.....) I suspect in your case it would actually be helpful to use the same construction company as the neighbor.

But as I said, our plots are very similarly shaped. The houses that were built or once planned on them have floor plans that are basically identical to an end terrace house. Dimensions are then 6.25m wide and 10.50m deep. Garages were actually planned here as well, whether your development plan allows that I can’t say, I’m too stupid to read development plans.
But this is roughly what it looks like with our neighbors: (The plots of 13+16 are a similar size to yours, according to the geoportal they are even a little smaller if I have measured correctly about 9.30x24.25)

Exactly, for us the building is without a developer. That's why I would have liked to meet the neighbors beforehand. But that seems unlikely due to the very short decision deadline.

We really like the plot because of its location. In addition, it is very attractive in price since it can be acquired through the church. For alternative plots in that residential area (about 80 - 90 sqm larger) I would have to pay about €150,000 more. Of course, that money would be missing for the house construction. So the consideration is:

Small (237 sqm) plot from the church at a very good price and then more money for the house construction with a few extras you wish for. (For €150,000 I think you can get quite a few cool extras)

or

Larger plot (320 sqm) from the Volksbank at a higher price and then somewhat less money for the house, meaning rather standard equipment.

LOL. If I were to heat my house (comparable to a new build) with district heating, I would end up with 3 to 3.5 times the annual costs compared to my current electricity costs. The offer is normal, but far from "quite good." I don't want to discourage you, but if you have perhaps even four-digit heating costs in a new build, I find that value not good and one should at least think about this bitter pill for the next 10 years (or however long you are tied to it) and be aware of it. P.S. My first semi-detached house was about 140 sqm with a smaller plot including a garage. You can build and live well there.

I am curious how, with now 7 plots, development with semi-detached houses, or with the building plots then a reasonable development with a single house is supposed to work. If builder 1678 together with builder 1679 build a semi-detached house, only half a semi-detached house fits on 1680 with 3-meter boundary development. I am not an expert in reading development plans, but wanting to build 3 or 4 semi-detached houses on 7 plots sounds to me like a foolish plan...

I should actually still have them somewhere, but I don't know how much use that is to you. No staggered floors were built here, but rather a (relatively steep) converted gable roof. (I assume that in "FD ist vorgeschrieben" the FD stands for flat roof?) The built semi-detached houses have a ground floor + upper floor and a converted attic and I believe come to just under 140 sqm living space. (There was also a variant with a basement). The room layout roughly corresponds, I think, to what you imagine, but I find the floor plans somewhat questionable – but that was mainly because a straight staircase was forced in, which in the non-basement variant divides the house into "front" and "back." For the upper floor and attic, it actually worked quite well, but I find the ground floor layout a bit cumbersome.

Uhmmm links are sometimes edited out here, but I know a project nearby which, although it would also have a basement variant, might otherwise fit pretty well. You can look up "AM RAUHEN HOLZ, Dortmund" and go to Wilma's website. There you will find "Example residential objects" and the house W195 is a semi-detached house with similar width and, if I see it correctly, a staggered floor. Maybe as inspiration?

@TE: Take a look at Area Clavis in Moers as a model. They always build their semi-detached houses with a width of 6.25m (although with a traditional roof). But maybe there are some inspirations for you (house size should basically fit).
