In the Geoportal NRW, the division can also be quite clearly seen:


The plot is therefore only 9.5 * 25m. Do you consider this a reasonable size for a semi-detached house?

The plots were divided again because the city kept changing the plans for the new development area over the course of 5 years. Regarding the size: Our direct neighbors have roughly the same plot dimensions and also built a semi-detached house. On the ground floor, there is a living room, kitchen, guest WC, and a half-turned U-shaped staircase leading upstairs. Upstairs, there are 3 rooms and the main bathroom. In total, just under 105 sqm. Nothing huge, but really very well done, I must say. You can do it that way. We initially considered it too, but I need a separate office for my home office. We ultimately decided on the single-family house next door. For 150 sqm, you definitely need at least 3 floors given the plot size. With setback areas, etc., it won’t be possible otherwise. edit: So yes, totally doable if you don’t need an office or something similar. Upstairs would be the bedroom + 2 children's rooms. Downstairs the living area.

Actually not. With all the framework conditions (including cold local heating) I consider the property really unattractive...

I didn’t know that at all. According to the images on Google, it’s just a ground source heat pump with split, central ground collectors. Sounds like a good thing at first and cheaper than an air-to-water heat pump.

Regarding the cold heat, I have already informed myself quite extensively. The offer that the municipal utilities make is actually quite good. Clearly not my dream, but also not a real disadvantage.

The only real concern for me is the size of the plot. I imagine his house with about 150 sqm over two full floors + a recessed floor. I thought it should be possible on about 6*12m. The garage will probably be tight, but maybe I can still manage a carport. The goal is:

Ground floor: utility room, guest toilet, and open living-dining area
1st floor: 2 children’s rooms, 1 children’s bathroom, 1 study
2nd floor (recessed): bedroom, bathroom, storage room

We have no special requirements for the garden, etc. I would only want a basement in an emergency.

That may of course be true that it was newly shared. Because in the original sketch, which I also posted, the boundary between 2 noise protection zones ran right through the property. Above noise protection zone II, below noise protection zone III, according to the legend
