The OP is only 30. I find it normal that people don’t really have the topic of house building and construction financing or interest rates on their radar beforehand. Why would they? Without children, renting an apartment is a great option. Now the trigger is, after all, the missing children’s room. For the thread starter, the journey begins now, and for countless other people, the journey begins at some point in the future, completely independent of whether the timing was, is, or will be good or bad.

This is one project too many. Whoever now immortalizes themselves with an apartment will not start building again in a few years. Why would they. Children grow up

thanks for a contribution from a normal mortal. that's how it is.

we were busy with other things and had no equity because of further education etc. in the job. also, we get nothing sponsored from parents or similar, unlike some others. 125k equity at 30, married and 1 child, you have to have that first without someone throwing the money at your feet.

the architect was present during the construction meeting with the turnkey builder, he has cost us 0 euros so far. when we sign, it is included in the turnkey house price, see a breakdown of the costs a few posts earlier.

Then the money was thrown at your feet. Probably by the employer. It is an illusion that you earned it because you provide such great performance or are so great.

The basement will hit you hard, and in several ways. On the one hand because of the costs for the basement itself, on the other hand because of the higher costs for earthworks. I can understand that you want a basement on the small plot, but without a basement and without a garage you would end up at 500k instead of 600k. The garage at this point is just incredible luxury, as is extravagant lighting. If money is tight, you go to the hardware store and get a few lamps for 30-50€. You can always replace designer pieces later.

Yes, I know, counting on an inheritance is always difficult and one shouldn't rely on it, but you could postpone the garage, outdoor facilities, and maybe a few other things, like a second bathroom if available, into the future and thereby reduce the costs.
