There are also people here in apartments. But a condominium is definitely more expensive than some imagine, especially if you don’t want apartment construction from around 1980, but something nicer in a smaller house in good condition and a homeowners’ association with proper reserves. It is only limitedly a budget model.

Instead, they give up because they don’t understand that this rung they have to go down is not a descent but the way to the goal. The wrong synapses are activated here: they give up rather than step down one rung. For you, the house without a basement and garage is a garden shed. That’s why you don’t see the solution. One question to you you hadn’t answered: is your wife’s 2,300 full-time?

Your first insight should be that your salary for the construction project in the area is unfortunately quite far below average and the planning must be adjusted to the salary, even before the interest rate increases.

I believe your actual problem right now is that your current apartment is too small. Of course, you want to offer something to a child, but at toddler age, it doesn’t necessarily need its own bedroom yet. If that’s absolutely not an option for you, I would first solve the problem and start looking for a suitable rental apartment. That might not sound as fancy as buying, but it will solve your current problem for now.

Then I would deal with the topic of building and, as already said, downsize the house! Really calculate how many square meters each room actually needs. We are building 140 sqm with two small children, without a basement, garage, or anything else, and have a higher monthly income than you. Lower your demands, otherwise this really won’t work at the moment!
