KfW70 only with heat pump now?

So I don't get 1.4% at Ing-Diba. I have offers that are slightly above that. Over a longer term, of course, there are bigger differences in the total interest. Also, I want to diversify the financing, so not everything with one provider. Our architect, who is doing the planning, is also a KFW consultant, so we get the KFW consultation basically at a preferential price. Ventilation is out of the question for me. Another interesting fact is the following: At the beginning of the discussions (a few weeks ago), the same house would still have passed as KFW70 with gas+solar. Allegedly, they quietly tightened the conditions.

I have 1.36% from Ing-Diba for 10 years, so it probably depends on the loan-to-value ratio.
You shouldn’t count on more than 10 years term anyway, because after that the KfW interest rate expires.
Even if you take the KfW loan without repayment (and put the repayment into the other loan), with an interest difference of say 0.2% you only save €100 per year, so a total of €1,000 (!). Almost nothing.


Preferential price != free. But it’s not only about the consulting, also about the supervision. KfW70 definitely requires appropriate construction supervision, and that is usually not free (and not to be confused with normal construction supervision).

Conditions were not secretly tightened at all. What nonsense...

You only get the KfW interest fixed for 10 years.

The conditions are not being secretly tightened either, the primary energy factor for electricity is only being improved, which has a positive effect on heat pumps. And this is effective from 1.1.2016.

If you are building anyway next year, you must mandatorily build according to the current KfW-70, which will become the energy saving ordinance standard on 1.1.2016.

This information is known, so rather your architect was poorly informed...

If the construction takes place next year, there will be no more KfW70 anyway, as it is being discontinued.
Funding is only available from KfW55, but you won’t manage that if 70 is already a problem now.

Then you only have to comply with the new Energy Saving Ordinance conditions, which are not 1:1 the same as KfW70!
The maximum permissible qp will not be tightened by 30% (as with KfW70 "today"), but "only" by 25%.

KfW70 has the advantage that you have a certified target that is also verifiable. In my opinion, it is not just about paperwork, but also about the guaranteed claim that the building is constructed as agreed. This can be arranged differently, but it should then also be contractually fixed. You should not rely on the statement of a GÜ "is just paperwork." And if you want to build according to the "old" Energy Saving Ordinance standard, you must submit the building application before January 1, 2016, but you do not necessarily have to start construction in 2015. After that, you have to come close to KfW70 anyway.

I would also fix the interest rates at the house bank for only 10 years, since I already have a good follow-up financing in prospect.

For my project, foregoing the KfW70 subsidy and instead increasing the loan by €50,000 at the house bank would mean €240/year more in interest.

Well, now one can again ask the crucial question about the additional costs for kfW70 "building materials" or about the annual costs for gas+solar vs. heat pump...
