Kfw70 house - cost per square meter?

I have to ask a "stupid" question.

When it comes to cost estimation here, it is roughly said that a realistic value for an "average kfw70 house" is between €1500 / sqm and €1600 / sqm when building with a construction company. Then come the usual suspect costs like: incidental construction costs, garage, outdoor facilities, etc.

Costs for architect / structural engineer, sales, possibly show houses and who knows what else, are already "included". They are not listed separately.

However, if I build with an architect, I have a "construction price" + costs for the architect (according to the service phases I use) + incidental construction costs, garage and again all the same stuff as with the turnkey provider.

If a house costs me €200,000 + all-round stuff at the construction company, does the same house cost me €200,000 + all-round stuff + architect when built with my own architect? Or are the construction costs then lower and one can calculate with less, e.g. €190,000 for the house + all-round stuff + architect?

I understand that the total costs with an architect can be higher in the end. I am only concerned about the house construction costs: architect vs. construction company.

I don’t want an exact value per sqm either because that cannot be reliable anyway.

No, you have a rough estimate based on the architect’s experience; that is completely normal. The estimate determined in this way becomes more concrete as bids from craftsmen (tendering) come in and is therefore logically only quite accurate "shortly before construction starts" – of course also depending on your equipment wishes.

If, on the other hand, an architect gives you a fixed price offer, he automatically becomes a general contractor and is therefore liable; comparable to the liability of a regional or supraregional provider usually requested for the construction project. However, this usually also means the loss of variety, which to me is the biggest advantage of building with an architect.


Assumed construction costs EUR 200,000 – architecture + "all-round stuff"


From my experience, building a house with an architect is more expensive than signing a contract with a house provider. There are different reasons for this and they are therefore not generally transferable.

On the one hand, the architect bills according to HOAI – which is usually squeezed into a small portion with the usual providers, as the architects are permanently employed there. Then the freelance architect cannot offer a fixed price; the reasons were mentioned earlier. Lastly, your own taste naturally comes into play – a construction project realized through an architect tends to have higher-end equipment.

Therefore, it is generally unfair to blame the architect alone for the additional costs – he cannot provide the all-in-one solution either

I am aware of the advantages of architects. Therefore, I have now decided to go with one after all.

My concern was the comparability of costs, specifically regarding the pure house construction with the same execution.

I have received several offers from house construction companies, all of which are roughly in the same price range.
Now we have decided to build with an architect after all. I asked because to better estimate the costs, one should either add the full costs for the architect on top of this price or not.

It helped me a lot, thank you.
