Just before signing a contract with a construction company, what should be considered?

@Otus - what does VT mean? How do you best/fastest/most effectively take such an exam? The ceiling should be 2.62 high, in the finished house of course, it also says so in the cost overview. But thanks, I prefer to ask.

VT = contract

Make an appointment at the consumer advice center / get information beforehand. Or consult a specialist lawyer for private construction law, hour from 250 EUR net. They also know various experts (the costs are partly reimbursed by the KfW if applied for there before execution).

Most construction contracts are full of ineffective clauses; however, these are usually not changed beforehand – rather, the "buyer" is replaced. So it is primarily about identifying the real "showstoppers."

Clarify whether there will be a developer contract or separate land / work contract.

Be cautious with project GmbHs without financial substance (they often end up in insolvency in case of serious defects).

And clarify the ceiling height on the ground floor. Below 2.70 m finished floor level, I would not go for large rooms – then the raw height is 2.95 m.

@Orus11 can I ask the consumer advice center if 9k for the chimney is okay and also if the lifting system/HP, which is being sold to us, is significantly more expensive than the competition and maybe also less effective? These are the things that worry me the most. And what can be done if the answers to these questions are not in favor of BF?

When it comes to technical questions, technical expertise must be purchased - whether they know the market prices is another matter.

They all get a lot of contracts in their hands professionally and can usually assess them well.

In general: get used to exorbitant markups, especially in the sanitary trade.... toilet bowls that are sold solo online for 200 - 250 will easily be charged to you for 600 - 700 additional costs during sampling (the standard has already been paid with the large house price) ... meaning: if you source from one hand, it quickly becomes unreasonably priced. Alternatively, do it yourself or through an architect.

If the answer from the "experts" is disastrous, it is up to YOU to draw the necessary conclusions from it - or to act, depending on your risk appetite and "depth of your own pockets."

Thank you for these hints! I was able to negotiate with the BF that I will do all the final sanitary items, tiles, interior plaster, and possibly the stairs myself, in exchange for a credit. Fortunately, I know someone from Eastern Europe who has a team and they do this work very well and cheaply. In complicated things like the heat pump, I am powerless. But I would very much like to discuss the price of 50k with someone and compare the values. In my opinion, the efficiency of the heat pump is also not impressive; it is supposed to consume about 4500 kWh of electricity for our 177 m2. The BF swears that these are top values... I will definitely look for an expert today and listen to what he thinks about it.

Lindenthal is not directly in the flight path, but still quite close.

Leipzig is a cargo airport. The little passenger traffic during the day is just a fig leaf to grab subsidies. The highest "passenger numbers" were reached at the airport during the Iraq and Afghanistan wars. Many American soldiers changed planes in Leipzig on their way to deployment.

Most of the air traffic takes place at night. Specifically from 10 p.m. to about 5 a.m., if I still remember the flight schedules correctly. We were involved in planning the DHL Express hub.

The cargo planes are mostly somewhat older and therefore louder aircraft. DHL Express has several modern 777s in Leipzig, those are still okay, but the rest is more in the heavy metal category.

There are also two or three Antonov 124s stationed there, I think they are not exactly quiet either.

So rather imagine being on the property at night, that could be much more interesting.
