Is the overall cost estimation realistic?

Hi,

I hope it’s okay that I’m opening so many threads, but the respective topics always fit quite well into the subforums.

I have made a cost breakdown for our planned construction [Einfamilienhaus | 145m² Wohnfläche | 522m² Grundstück].
The base price of about €242,000 includes many small inclusions such as all construction insurances, construction electricity, construction WC, etc. (see overview). The price will probably increase when we get into details like sockets, small floor plan changes, etc. It is an infill plot. We have already bought the plot or mostly financed it. The development has yet to be done.

I’m mainly concerned about the costs around it. Does anything stand out to you? Something important that is still missing? Anything set way too high/low somewhere?
We don’t want to overlook a large item in the upcoming financing.

So I would not estimate the earthworks at just 1,000 euros, regardless of whether 50cm of soil work is already included. As long as no geotechnical investigation has been carried out, one can probably safely expect at least 8,000 euros....

And yes: many expensive things come up spontaneously that are not with you or are incorrect.

Development costs are not connection costs. An undeveloped plot must be connected to the main suppliers -> development costs. This can also include the street.
Connection costs are then the costs of the connections located on the property, connecting them to the house.
So what do you have in your calculation?

-Earthworks: can easily cost 3-10000€ more just by 20/30cm more excavation.
-Disposal also 1-5000€
-Construction water and electricity are sometimes covered by the general contractor. However, this usually does not include the rental of the electrical box or the water connection.
-Paving work is tight. I would double the budget. What’s left over should be invested in a hedge.
-Entrance porch is missing.
-Soil assessment is missing.
-Material for floor coverings and painting, budget 10000€. Baseboards are expensive.
