Is the overall cost estimation realistic?

I will try to address everything and maybe add some points...

regarding earthworks:
According to the construction service description, the work up to 50cm excavation is included in the scope of the company. According to our offer, an additional cost of 375 EUR per 10cm is charged for extra effort.
The developer knows the village and has already built houses on our street. In conversation, he told us that he expects around 70-80cm excavation with us (building gap!). That’s how I arrived at my approx. 1,000 EUR additional cost. But I will still add 3,000 - 4,000 EUR for safety.
Soil removal (including dumping fees) is included up to 80 m³ in the base price. That’s why I only included a safety surcharge of 500 EUR there. 80 m³ should be enough for a 10.5m x 9.5m house without a basement with assumed depth of 80cm, or am I missing something? The 80 m³ is also listed again in our individual offer by the construction company considering the known conditions of the street.

regarding driveway/terrace/walkway:
Roughly estimated, I come to about 140m² for the driveway, carport, walkway next to carport to the front door, and terrace?! Really just a rough estimate, as for the walkway we might not fully pave it but maybe work more with gravel on the sides.
So should I rather budget 20,000 EUR here, even if some parts might be done by ourselves?


Front door with fixed side panel is already included in the base price with a material value of 4,500 EUR.
As said, quite a bit will come on top for the electrics because we want to install more sockets, connections, etc. Honestly, I didn’t quite understand the rest with encouragement, tightening, etc.

Thanks for the detailed assessment. Could you tell us how you arrived at this flat rate?


Regarding connections: The amounts in my table only relate to the connection itself. It is a building gap, so basically all the lines run along the street. The amounts for water I have basically inquired from the municipality, meaning the work on the street and basically the manhole cover that has to be on our property (rainwater, wastewater, transfer shaft).
Regarding the connections, our offer (again individually "adapted" to our property by the construction company):
- approx. 60m of main pipes for wastewater and rainwater in the working area of the excavation pit next to the building and
- approx. 11m trench for wastewater and rainwater from the front edge of the house to the connections provided by the builder (see above)
So in my opinion, the drinking water pipe from the street to the house is still missing, which I have not calculated yet (price per meter!?)

Removal as said at least up to 80m³ including dumping fees included.

Construction site setup including construction debris disposal, portable toilet, coarse measurement of the excavation pit, provision of connection options for construction water and construction power as well as their consumption costs until the installation of the house connection meters are included in the scope of services of the company according to the construction service description.

80 cubic meters won't be enough. The area that will be cleared is larger than the floor slabs - workplace Excavation for the connections etc The volume in the soil is compacted, not anymore on the truck. If I have it right in my head, 10 cubic meters of calculated excavation become about 13 - 14 cubic meters on the truck What kind of roller shutters, blinds etc. do you have in the construction service description? That's what I meant with patterning for shading

Okay, sounds logical. So with how many cubic meters should we roughly calculate? 140-150? And how high do you roughly estimate the additional costs?

In our offer (included in the basic price) we have electric roller shutters for each window (except windows on the slope) (according to the construction service description "plastic roller shutters"), with a switch for each electric motor

I cannot estimate the costs. With us, the cubic meter costs 5 euros + transport, with others it is a multiple. Transport costs depend on how far it is to the [Deponie]. You really have to inquire about that directly.

So, we had about 8500 euros for 160 cubic meters. Also keep in mind that not only material has to be removed and transported away, but also antifreeze or something similar has to be added again.
