Is the general contractor payment plan acceptable? Thanks for tips

Hello everyone,

the search does not return any topics about the payment schedule here.

Our selected general contractor proposes the following payment schedule in the draft contract for work. We have already evaluated the matter for ourselves and are looking forward to your feedback.

Final price incl. VAT: approx. 295 KEUR

1st installment, after signing the purchase contract and completion of the construction documents/construction notification
--> 8 %

2nd installment, after completion of the foundations and base slab
--> 8 %

3rd installment, after completion of the floor slab
--> 20 %

4th installment, after completion of the roof frame without battens
--> 10 %

5th installment, after completion of the roof frame battens including cornices
--> 10 %

6th installment, after installation of the windows including glazing and completion of the interior plaster
--> 18 %

7th installment, after completion of the cement screed
--> 14 %

8th installment, after completion of the tiling work
--> 6 %

9th installment, after installation of the ground floor stairs and sanitary fixtures
--> 3 %

10th installment, after completion, handover and absence of defects
--> 3 %

The payment schedule is a really, really bad joke. It does not exactly speak for the seriousness of the [GU].

What is the basis for your response?

According to our calculation, we are not far from that at all.

We forgot one remark:
Retention of 5% from the first installment possible. Offset against the 7th installment.

You pay 88% before the interior construction.

There used to be good threads about this. Unfortunately, the search function actually seems to be out of order

I don’t exactly know where the limit is at 50%. At a closed shell construction?!

8% upfront is also too much.
For the house price, 3-4 would be appropriate.

P.S. Why a purchase contract?

Did the legislator not somehow set something at the end? 5% after moving in or something like that?

50% after completion of the shell including windows is wishful thinking and hardly enforceable. but the plan here is significantly worse and does not reflect the costs per construction phase at all (e.g. 14% for screed).

please consider that screed takes longer to dry and you have already accepted 88% there, while certainly still 25% of the costs in the house have not been incurred. one waits a long time for something to happen.

with rate 5, the windows would have to be included already in order for the price to roughly work out. what about the complete heating system, water pipes, etc. (sanitary basic installation), electricians, etc... these should actually be included with the windows, since they partly have to be installed before the interior plaster.

Yes exactly. I haven't seen a plan where it was like that. With us, I think it's about 66%...
