Is purchasing a house and complete renovation affordable?

Well, come on, don’t get stuck on the hobbies now. Bobo has already commented that this is just a placeholder post. I’m more worried about the immense mobility costs. Alone 400 € fuel per month? That’s 200 km per working day. And that in a time when (especially in the mentioned occupational groups) most of the time is probably spent working from home or can be. That isn’t consistent yet. If one or both of you really have to travel such a long distance to work every day, then the house is probably in the wrong location. Or you could check if there’s a train station nearby (that wouldn’t be a bad idea anyway, because then at least one car could probably be eliminated). Maybe you, Bobo, could address this in more detail.

If you want to achieve something energetically (including summer heat protection), this won't get you very far. And with a place from the 50s, I wouldn't estimate the room height to be enough to properly double up for a large insulation thickness. He also wants to redo water, wastewater, and heating pipes. How much old plaster will be left after such a chiseling massacre?

Oh, I achieved very good thermal protection through appropriate materials with mass. Whether it fits in this case is open. But it can't be ruled out. There will still be enough old plaster left. I've been through it myself. Completely renewed water/sewage and electrical systems once. I would also first check if the heating pipes really need to be replaced. Often, the old pipes are still in very good condition and with a proper cross-section. Ideal for large radiators and thus a low VLT. We know too little to say anything concrete. Worst-case scenarios are only one possible actual situation. That's why I consciously bring in other scenarios.

The hobby rate will no longer exist after the children :)

Otherwise, you have great conditions; when children are there, the budget just gets tighter

I'm speaking up again.
First of all, thanks to everyone who took the time to read along and share their thoughts.

- We are fully aware that with the "pocket money" we pay ourselves, we are allowing ourselves a luxury we can't maintain like this (at the latest when children arrive).

- We hadn't heard of the 100-110 rule before, it's a good guideline, thanks for that.

- We will definitely calculate our current income and expenses more precisely and present different scenarios.
Certainly, there will be one or the other salary increase in the future, but I won't count on money I don't have.

- 400€ for gasoline per month is calculated as a worst case, of course we are currently working from home and that will likely remain 2-3 days/week long term but it isn't guaranteed at this point.

- Own contribution is also a topic we will factor in. We are skilled and willing to take on certain tasks ourselves.
Time will be the limiting factor here.

- Regarding the various assessments of the costs for renovation and the effort involved:
- the plaster probably needs to be completely removed
- whether the screed has to be milled out or completely redone we will look at in more detail again
- whether the semi-detached house must be preserved in its appearance we will have to find out.
There is no development plan for the area, so §34 of the Building Code applies.

- 300k€ is already a huge amount *gulp
- 400k€ for the land according to the standard land value is unfortunately correct. The price has risen enormously in recent years.
A real estate agent recently stated he could get around 600k€ for the land + house in the current condition. Of course, agents also want to sell their services and primarily be commissioned and earn money, but I think 500-550k€ is indeed realistic.

Our next step is to have an expert inspect the house to rule out substantial defects or major surprises.
After that, the cost calculation will be specified. If there is interest, I will gladly keep you updated.
