But I had already written this earlier. At first, I wasn’t precise enough. I wasn’t concerned here whether the savings potential is plausible, but whether I can go into the financing with the larger house and then build smaller afterward. That was answered.

Do yourself a favor and also question the savings potential. Otherwise, in half a year you'll be back at the bank and have to increase the loan. Then they have you on the hook, because going elsewhere is no longer possible

It doesn't really matter but the curiosity seems to be great. We are building 25 km before Ulm. It will be a Kfw 40 wooden house measuring 7.7 x 14.6 m with 2.5 stories. In addition, there is a double carport with two storage rooms of 20 m², as we are building without a basement. The cost calculation results in €499,500 construction costs for the building. In addition, there are architect, outdoor facilities and incidental construction costs. We have already paid for the land from equity. The cost calculation lists everything exactly, such as the required amount of wood, parquet, wiring, heating, etc. Based on a reference house that we know and the current cost index for Q3/2021. We have not received this level of detail from any prefab house manufacturer so far. Since that is very labor-intensive, I can understand him estimating the reduction in percentage. As I said, I'll clarify that with him.

if you can bring yourself to upload floor plans, I would be very happy. I always find these elongated shapes very beautiful, and they only rarely appear here. In any case, good luck with the - surely very special - project!

@Hangmann Here is the floor plan. Maybe a brief explanation of the situation. We have a 679m² plot in a new development area with a slight slope facing west. We are slightly below a mountain peak on which a country road runs. Across the road, the mountain descends again with a beautiful nature reserve and a view of the Alps. Therefore, our "basement" with a recreation and workroom is planned in the attic to capture this beautiful view. Additionally, there is storage space and heating technology. At the same time, the fairly long house protects us from the noise of the country road (the edge of town and unfortunately popular with motorcyclists) when we sit on the terrace and enjoy the evening sun. The "technology" outside will then include something like a control cabinet, inverter, and possibly a battery storage. The granny flat will probably only be used within the family since our parents each live alone and 100km away. So it’s about a few days’ stay or perhaps later for care or for our daughter, etc. I know it’s very small but practical. The whole house is now designed to keep construction costs as low as possible (simple roof, no setbacks, and little access path) to still allow us heart’s desires like a sauna, fireplace, and bay window, even if not immediately. In addition, we want to get the maximum garden area because this is very important to us. We are absolute outdoor people, and for example, a vegetable patch and a pond are to be created. Unfortunately, no more space was feasible for us here in the region.




We actually don’t need the room labeled "Hobby/Guest". Here I would push the house 1.3m inward again. This would allow us to extend the living area into the corner and make the granny flat more versatile/larger. For this, however, we would have to move the staircase further forward and rotate it.
