Good morning,
from feedback from our customers, I know that for a 4-person household using an air-to-water heat pump, costs of approximately € 600 to € 800.00/year for heating and hot water always occur. More in the 1st year, because the house is not only heated higher for the screed, but also (still) the residual moisture is eliminated in the 1st year. From/to, since everyone has different shower habits and teenagers spend more time in the bathroom than toddlers. Added to this are the costs of household electricity, which strongly depend on the connected consumers and the duration for which electricity is demanded.
Last year, our customers actually only chose a gas condensing boiler with heat recovery twice; here I hope to know how consumption looks in the coming year. But I guess from gut feeling that significantly different figures will not appear.
The mistake made in this discussion is, in my opinion, that some users apparently believe that a new building only incurs minimal consumption costs. That is basically true, but € 100.00/month is hardly realistic.
For comparison: we are currently renovating a terraced mid-terrace house from the 1920s. In fact, so far I pay € 139.00 every month for electricity (I have a home office and hot water is heated as frequently installed in the past via under-sink devices); I think the costs will still noticeably decrease because we recently switched the entire house to LED. For gas, € 115.00 and water another € 21.00 are charged; the running gas heating will probably fall victim to a hybrid system, so that – after completion of the work – other values will have to be applied.
In addition, monthly reserves of € 75.00 for property tax/garbage/etc., € 6.70 for chimney sweep, as well as € 100.00 for building insurance/liability & private liability are added. That means I am billed "only" € 456.70 every month just for the house; without reserves for eventual repairs. Health insurance, living expenses and the other fun extras are still added.
Insurance & co. will, in my opinion, not fundamentally change after completion of the renovation either; of course, it depends on the insured values. In this respect, I see future costs of € 360.00/month as quite realistic; of course plus reserves for upcoming repairs.
Based on the feedback from our customers, I would therefore assume that € 300.00/month is quite realistic for a new building; anything below that is rather negligent.
