Thank you for your comments. You are right: I forgot garbage and property tax because they are not charged separately in the rental apartment. Heating energy is not applicable due to the heat pump. Electricity and household insurance are already included in the calculation. Building insurance is not yet included.

The electricity costs you listed are enough for lighting and the refrigerator, but not for heating. I just googled operating costs myself.... Overall, you can calculate about 2.50 per square meter!

I agree. The approach for electricity is too low. Otherwise, I think it fits quite well. There are enough home builders who build with less income.
