Well, if you factor in the thousands of hours of personal effort, and additionally add the hours to be worked on other construction sites, the calculation looks quite different. It's not as if the work has no value. It definitely has very little to do with an average house construction.

That’s right, that’s why I also wrote massive own work and not discounted material prices or personnel costs. I can also make my place look better on paper. 418k€ financed just for the house and outdoor facilities, -30k€ because it was over, oh I also get -40k€ housing child benefit and -6k€ KfW grants not to forget. That makes 342k€ for a house with basement and outdoor facilities finished and fixed, with all the bells and whistles except KNX and air conditioning. But that’s not how I calculate.

It must be seen individually, it is pointless to talk about it if you don't know the OP, his environment, his attitude towards tackling things, his circle of friends and comrades, his demands, as well as his way of life, no judgment can be made about it.

For example, I finance new buildings of Russian-Germans, only the materials are purchased there, the labor is done entirely by themselves. It also happens again and again that in rural areas - preferably in the east of the republic, but also here in our region - the firefighters or the football team help out, and friends of mine bought a rundown shack, where today you can no longer see anything of the wreck, where all of us from the football team helped out.

Above all, do you know any plans? The house as such, the standard and the fittings?

What exactly did the OP actually ask for??? Do we always have to disparage something without being asked, where we don’t even inquire or gather information to be able to assess it at all?

Honestly, is the OP being helped anywhere? Shouldn’t that be our claim and shouldn’t this be done thoroughly and individually?

I would really like to evaluate and improve all the requested financings according to the thread and the wishes of the OPs, or suggest alternatives for discussion, but you just don't get through anymore. So confusing and unstructured, really exhausting!

That does not matter at all! And I know Romanians who have finished in EL more expensively than the general contractor would have. Unfortunately, they only realized it later.

I agree. As soon as someone comes along who could build their house a bit cheaper with enthusiasm and physical as well as mental effort, like some others here, they are immediately torpedoed.

But if someone asks for financing over 600,000, everyone is all fired up. "You just have to tighten your belt a bit." "It'll be fine."

And when you talk about how you can save real money through muscle power, they immediately say "Cooking the books."

If people really had a football team of experienced assistants, they wouldn’t ask what is feasible within their budget. They would ask in a completely different way. The OP’s initial post unfortunately sounds as if he MIGHT have good contacts. Construction company or not, there are also desk jobs there that are far removed from the craftsmen. In such a case, well, what else can one advise but to reckon with standard construction prices?
