It is a personal decision.
But as Haydee already wrote, if things should turn out differently, a room used - for whatever reason - can be repurposed.

Regarding the ancillary construction costs, some services can be covered through my professional activity. Exactly what will be possible remains to be seen.
However, my main concern was to get your opinion on our general financial scope and how it has gone for you based on your experience.

By the way, the salary is divided into 2000 (net) from her and 2800 (net) from me. Salary increases are definitely possible and also in prospect.

All good. Just build. Your repayment expectations are good. Whether children come or not is irrelevant. You won't become much poorer because of it either. It doesn't make sense to pay off the house quickly and have nothing left from life. In this respect, your idea is exactly right.

Oh, your house price fits with the own contributions you indicated. Maybe 10-20k more. Remember that the materials also have to be paid for.

The biological clock also ticks eventually. But whatever, it doesn't have to be the last house. However, given the low land values, I would take a look at existing properties. In such structurally weak regions, a new build suffers from a similar depreciation as a new car. Bargains should be possible there.
