For 120 sqm you can easily calculate €300,000 excluding the land. €2,000 as a starting price per sqm plus additional construction costs + garden, kitchen, garage, etc.

And keep in mind that with construction, new ideas/wishes always come up. Like a sliding hanging door here, a fireplace there, maybe the nicer bathroom furniture after all. Just for the selection process, I would keep about €20,000 as a buffer.

No. Recommendation: Look for a good plot of land, buy it immediately. Either you can finance it entirely with equity or then finance the difference variably (the dream plot of land won’t just fly by next month). Then look into building the house. You should have at least 350,000 EUR including incidental costs without a basement for the simplest standard. Better more. More if it’s on a slope, more if the ground is complicated. Are you sure 130 m² is enough? No children planned? A 130 m² house is not the same as 130 m² of living space. Oh man, now I’m already with the living space aristocracy. So with one child, probably 130 m² will do, but think about storage space!

Hi, I happen to be from that area. I find the radius from Mainz / Bingen to Limburg immense! The further away, the cheaper (plot), but then you have the commuting to work! You have to like that! Also, neither in Bingen nor Limburg are things so cheap that 300k would be enough for everything.

So building yourself with those numbers in the Mainz-Bingen area is unfortunately completely out of the question, and you won’t even get a used semi-detached house without major renovation backlog for that.

A week ago we looked at a semi-detached house here, with towel garden and leased heating system. It took less than 3 days for the realtor to find a buyer at the asking price (350k). We personally wouldn’t have paid that, just because of the heating issue (what people lease nowadays). With additional costs, that would have been 400k and we’re talking about a 20-year-old semi-detached house 40 km southwest of Mainz/Wiesbaden. Honestly, I can’t see how anyone could think to build here for 300k.

The closer you get to Mainz, the more absurd the prices become. Half a million for an old but renovated semi-detached house in Stadecken-Elsheim. Of course, more than 60k additional costs come on top of that. But you won’t have to look for a buyer long for that either. Crazy...

The moral of the story: forget it and rather look toward Hunsrück or the district of Bad Kreuznach, there you might have better chances.

I believe a change in the repayment rate is only possible downwards. Otherwise, it would be equivalent to a special repayment.
