Is an expert necessary in addition to the architect and construction manager?

That's how it is divided for us, too. That settles the question about the expert for me, at least for now!

The alternative to the ivory tower architect is also the normal architect living in reality, and not the engineer. Engineers can only ever complement architects (but as a rule, they are not involved with single-family homes without special features such as pile foundations or the like).
