Massive house provider or architect in Corona times

Putting Corona aside, I would never build with a prefabricated house provider... We still made many changes or did things differently ourselves during the construction phase.

The big companies are not necessarily more solvent either. On construction sites, I would say the small ones are doing even better than the big ones. The "big" players around here have invested the money they earned in new plants/machines and expanding capacities. I don't think they could bridge a downturn of half a year very quickly.

Construction work continues despite Corona. At least on the construction sites I know.

No, in my opinion we are not naive, but exactly looking for such counter perspectives. And indeed, I do not know the equity ratios of Viebrockhaus or Eco System Haus. Others have also already commented in this direction.

And the statement about the inventory of materials comes only from our circle of acquaintances, who have also built with Viebrockhaus and were satisfied. Of course, I do not have proof for that.

As I just wrote in the previous post, maybe it is not really like that and an architect with local trades might actually be more crisis-proof. But exactly these kinds of opinions are what I/we are interested in.

Morning PyneBite, good evening to the neighborhood! Yes, we are also building in Berkenthin – that’s right.

The topic of default risk has already been commented on twice before; that may indeed be the case.

And yes, we also visited Viebrockhaus and ECO and found the costs high in relation to the construction performance. May I ask, if you found one better – Viebrockhaus or ECO?

Separate contracts for the trades are also our preferred option so far, especially since you probably have better influence yourself and can look for alternatives in the individual construction phases.

I have also heard/read about Viebrockhaus, but as you write, it is probably still a short delay that will likely grow.

I find your idea of only commissioning the planning phase with the building application very interesting. Then at least the formal-bureaucratic element would be done and one could look at the trades/material/Corona situation again in 2-3 months before awarding contracts.

We have also recognized the spontaneous (intentional or unintentional) replanning during the construction phase as an advantage, and it is probably indeed easier with an architect/own site manager.

And regarding financial stability, you are already the fourth person to rather question this with the "big players." We have also been told that the small/mid-sized trades in the local area are better partners, feel more committed to the construction locally (because their own reputation is at stake) and probably have to search for orders again now due to Corona-related restraint. It seems that construction continues around here as well, even if only a few people/single trades are allowed on the construction site at the same time due to Corona.
