Is a floor plan with a garage feasible on the property?

Hello,

we have finally acquired a corner plot of about 600 sqm.

The access road is to the north in a play street, to the east there is only a turning area, to the south a side street, and to the west our only direct neighbor.

Therefore, we wanted to place a double garage or double carport directly on the western boundary.

The problem now is that we would have to shift the garage quite far to the south because of the WC window, and we are concerned that no afternoon sun will reach the living room anymore. The advantage, of course, would be the privacy screen to the neighbor.

Even if we shorten the garage to 6m, there would still be an overhang to the house.

How much overhang do you think would still be acceptable?

Another alternative would be a carport with a shed that could then be flush with the house. However, hardly any light would then come into the WC.

Of course, the WC could also be located to the north, but then the utility room would be even smaller, or the stairs would no longer fit – there is always something...

The best would, of course, be an access from the utility room to the garage or carport, but with a 9sqm utility room, we would probably be missing a wall...

I have sketched the plot with our favorite house/ground floor plan. The dashed lines are the 3m boundary distances, which would have to be observed up to a maximum of 6x9m for the garage/carport. To the south, the house has a bay window with a cross gable...

What do you think about it?

Could also be a windbreaker. Depending on what you want or how the sun is positioned at what time!

How the sun is positioned at any time of year and day you can easily check with Suncalc. Just google "suncalc" and it will be the very first link.

Then you yourself will know best whether the garage is problematic. If I were you, I would move it further back and place the WC facing north.

But with the WC in the north, we get a narrower utility room and the postman greets friendly through the window when someone is doing their business there. However, I can't take the height of the garage into account with Suncalc, can I? Privacy and wind protection would be nice, but not at any price. Besides, we also have to prove parking spaces for vehicles, so the garage would probably have to start only after 5m. It might be different with the carport...

With sun path, you can enter the height of a shadow-casting object and read off the shadow length.
