The boundary construction is not the problem. The fact that you don't want to comply with the 9 m.

In post 1 the driveway is a problem, which I can understand. Therefore the idea to move the garage to the north. That greatly eases the driveway.

With children, you move the bedroom upstairs or wear out your heels.

I am too young so the stairs are not a problem for me

It was more about making the area distribution more even. Base area smaller, appearance more balanced

The paths to the children's rooms are naturally longer then, well, good to keep that in mind. In our terraced house, our bedroom was one floor above the children. My wife thought that was too far, I thought it was good, the children didn't even notice that it could have been different.

Favorable area ratios are GF : UF 1.4 ... 1.6 : 1 or GF : AF 2 : 1. Here we are dealing structurally with a one-and-a-half-story building, but with the floor area ratio of a replacement villa. This could be relativized by dividing the adjoining room below into just house entrances and technical rooms, then splitting them upstairs. Also, the technical area as an "annex" would be more pleasing than separating the parents' wing (and the so-called "living room" TV cubicle) stylistically as separate annexes. This makes the new building look like an upgraded over sixty-year-old settlement house.

Will there be an answer here ? It will also be interesting whether the conservatory is to be a cold or warm conservatory.
