Inherited property with a prefabricated house built in 1978 - what now?

Thanks in advance for the input!

We are not attached to the property, but if it’s gone, then there’s simply no going back.

Of course, we could use the money.

Maybe selling is actually the best option for us.

There are also other opinions in our circle. For example, building a triplex and renting it out.

Renovating (having it done) from 100k is stressful compared to building new.

Especially since these pollutants sound really bad....

Sell quickly and painlessly. Renting it out will probably never pay off after such a renovation.
Unless the house is in Munich with insane rental prices.

I would also consider whether to demolish the house beforehand and sell the property empty. The pollutants will massively reduce the price upon sale. And since you know this, you must not conceal it.. But first: take a very calm approach to the matter and gain distance. Then go through the options.

a) Sell. But it’s gone. Gone is gone. Stupid. Having is better than needing. b) Demolish and wait and see how life goes..... c) Renovate and rent out. Can become a bottomless pit. Rather not. d) Demolish and build rental apartments. On credit? Are you entrepreneurial souls? They are pain-free in that regard. Otherwise not good. Decide. I would be type b). Karsten

I would rather be a) Pants down and sell. Let others deal with the stuff

If you have loans and assets as dead capital, you shouldn’t wait

You are really cool, thanks for the many opinions! That is really helpful.

When demolishing, it would also be added that the house is on a slope and has a basement. The slope would have to be filled in so that it can be excavated again later. I somehow find that unnecessary.

When selling, that might not currently be a big obstacle if there is an existing building on it.
The demand is there, several have already asked.

How would you approach a sale? First to a real estate agent?
