Basements are generally not directly affected by the contaminant problem. With enough slope that a basement is advisable, it also has value for the property buyer. I would say: sell it as is. There are fearless do-it-yourselfers who like to do the dismantling and rebuilding - or accept the demolition effort up to the top edge of the basement ceiling if the price is right.

Check once what the standard land value is to get a first feel for a price. The basement could increase the price, the pollutants „oben“ lower it. If there are already inquiries, let them make you a first proposal? They can also gladly bid each other up :) I would also sell.

The standard land value is from 2016 (230€). I assume that it has increased in the last 2 years.

"Mutual bidding" sounds interesting. Does anyone have experience with something like that?

There were interested parties without a broker. He then said he has 3 interested parties, who will give me €2 more,


I would also possibly listen in to the neighborhood. Maybe the grandchildren want to be close to the parents and are interested

The neighbors are almost all interested. One claims he has a priority because he made an arrangement with my grandmother. They had a close relationship. However, there is neither anything in writing nor were we aware of it. I would like to handle this fairly towards all interested parties. And of course also achieve a reasonable price. For that, I would ideally need a "starting price." Maybe we simply need a realtor for that?
