Such a brief appraisal for a rough valuation as a guideline can't cost a fortune, right? According to Google, about 500 euros...
Yes, maybe we'll be lucky and they'll agree to sell the house to us. Curious to see how the negotiations go...

If you commission three experts, you get three values. This case was probably meant by BoulderBoy. If there is no agreement and the simple (cheap) expert opinions are not recognized by each other, it becomes expensive and lengthy.

It depends on how much explosive power is in your community.

The more explosive power, the more important it is to have a mediator who supports and mediates you in the long term. Then it gets more expensive.

The valuation of real estate can also be a very subjective opinion. When it comes to the sale/payment, every party wants to get the most out for themselves. Expectation management plays an important role here. Especially in times like these when interest rates strongly influence property prices.

A structured, open discussion in which every heir is (felt to be) treated on an equal footing and a good real estate agent can strongly contribute to a fair and smooth process.

It’s a tightrope act.

One shouldn't really expect great wealth here. It's an area with a standard land value of €60/sqm. In plain English: a backwater. Semi-detached house from 1928 – always maintained, but a complete renovation is still necessary. Approx. 120 sqm living space, basement for storage and garage – okay, but only 300 sqm of land, so not very large. I'll put it this way: it certainly won't reach seven figures. From our side, it shouldn't fail over €10,000 one way or the other. I would hope that we can get by with a single decent appraisal. We'll see...

To increase the likelihood that the appraisal will be accepted by everyone in the end, you should choose the appraiser jointly. Start with a pool of suggestions and everyone gives their preferences and counter-proposals. That way no one feels left out.

Because even an heir can oppose the appraiser and refuse to pay for them from their inheritance share. Then the others have to bear the additional costs.

If only the expert witness costs were in dispute, that would be almost perfect. Real disputes lie in the value. Because the [Bodenrichtwert] is a value of the past. Maybe someone thinks it is actually at €100 instead of €40 and the house would also be worth much more instead of needing renovation, and then people argue about a six-figure difference. That is not uncommon.
