Inheritance semi-detached house - Will or land register decisive?

Are you sure that a community of heirs is registered in the land register? Communities of heirs are not intended by the legislator to last permanently and certainly do not remain for 30 years... Aren't the three siblings rather registered in the land register in the "normal" way after the dissolution of the community of heirs following the grandfather's death? Then the current inheritance dispute does not matter in the sense that this one son is registered in the land register independently of the grandmother's will.

If I understood you correctly, then the third brother inherited nothing from his mother (except the compulsory portion). That's exactly how you think it should be (by the way, I do too). His share of the inheritance came from the father. He probably did not neglect him.

Then put the house up for auction and buy it. Then everything is fine. Or, probably better: first talk to your brother. Maybe he is nicer than you think.

Yep, "undivided community of heirs" consisting of person A, B, C and D registered in 1975.

You are absolutely right, of course the conversation will be sought. Maybe there is a solution. Right now, it's about playing through eventualities. He's my uncle ;-)

Google says otherwise: "In principle, a joint heirs' community can exist indefinitely. (cf. BGH, 08.10.1984, Az. II ZR 223/83)"

The alternative would have been to pay for the care. There was a house that could have been used for it. They always say the house is the retirement provision ;)
Or one could have transferred the remaining shares of the house in time to the two other children. Then the inheritance would also have been 10% less each year and after 10 years there would be nothing left to inherit for the "misguided" son who doesn't take care of anything.
