So why are you planning "2 stories + expandable attic"? What is currently stated in the BPL in Roman numerals in a circle? A "1" or a "2" (VG)?


So if the professional already can't do it better, there might be a discrepancy due to your conflicting interests (space program) and the factual situation (GFR, budget). I think the likelihood of that is quite high. No one can invent a miracle solution for you here.

Just an example: If your GFR with 137m2 is fully utilized by the house, you are allowed to build an additional total of 68 m2 with garage, parking space, terrace, driveway, and garden shed. I hope you realize that your triple garage alone, with forecourt, will already exceed the 68 m2.

PS. Your floor plan is missing a staircase and many rooms have no doors.

so... on the upper floor (the story without garages) the toilet and the shower don't work like that with only knee walls and sloping ceilings. Dormers or not.
The beds are only accessible from one side and the common room is also interesting.
It's all somehow nothing.
But that doesn't matter, because that's what architects are for

Now that you are looking for a general contractor, it would be nice if you could show the draft that is going to be used.

Which ones?
Show the architects' drafts and a site plan.
No point in discussing original creations. Unfortunately, it has to go into the bin.

sorry but this is only marginally better than the self-sketched something.

In the granny flat a kitchen huge compared to the living room, a dark and uninviting entrance - stairway, an impossible bedroom upstairs, in the bathrooms space for a corner bathtub in the small bathroom but only a shower 75 x 90 cm, .........

I’ll stop the list here and advise a fresh start.
