Hello everyone,

after the first talks with the architect have taken place, but we are not yet 100% satisfied, I would like to ask the forum for suggestions. Currently, I feel like I am in a dead end with no way out, as every idea does not achieve the desired effects. The idea of the granny flat is generally not bad, as living space is very scarce in our area.

Development plan/restrictions
Size of the plot 4000 sqm, of which 800 sqm is buildable
Slope, slight north slope (approx. 1m over 20m)
Roof shape flat roof
Style Bauhaus
Development plan see attachment

Requirements of the builders
Style, roof shape, building type: flat roof, modern
Basement, floors: basement, ground floor, 1st floor
Number of persons, age, two adults, child on the way, at least 2 children
Space requirements on ground floor, upper floor: 175 sqm
Office: home office
Overnight guests per year: 15
Open or closed architecture: open
Conservative or modern construction method: modern
Kitchen island

Number of dining seats 8
Fireplace: yes
Balcony, roof terrace: possible, not planned
Carport
Utility garden

House design
By whom is the planning:
-architect
What do you particularly like? Why?
the openness, the 1st floor is perfect., view from living and dining room as well as from the kitchen into the greenery
What do you not like? Why?

Kitchen next to stairwell, pantry on the south side, stairs on the north side, living room in the northeast
Cost estimate according to architect/planner: 550k
Personal price limit for the house, including equipment: 650k
Preferred heating technology: heat pump

If you have to do without, which details/extensions
-you can do without: fireplace
-you cannot do without: kitchen island

Why did the design turn out the way it is now? e.g.
Which corresponding/wishes were implemented by the architect?
The view from the different rooms into the greenery was the big wish.
The house should flow into the plot. Since it is also on the edge of an HQ100 area, the plan with a raised terrace was made to give the impression of a house on the lake.
The basement was planned due to my wife’s secondary business and due to the architect’s statements that the filling is not so cheap and therefore a basement almost pays off again.

What is the most important/basic question about the floor plan summarized in 130 characters?
How can the design be made more efficient and friendlier? (stairs/pantry)
Does the living room in the northeast make sense?

Just from a brief look, I find the two children's rooms too small in relation to the quite spacious rooms (bathroom with 18 sqm necessary?). The huge dining table is too bulky. The kitchen should be revised.

Can you place the house on your property and also mark N for north?

Although the differences outweigh the similarities, the design still reminds me of one from twelve weeks ago:

The Bauhaus style is not characterized by an appearance, but especially by function, which is implemented clearly, consistently, and in a reduced form in a symbiosis of design (here architecture) and craftsmanship. This design is not Bauhaus but uses visual elements that recur in some Bauhaus houses. Nevertheless: I find the house design exceptionally attractive and appealing. You seem to value sociability highly. From this perspective, the kitchen, which is also open to the hallway, is a radical and consistent implementation. I like it. On the upper floor, there are arrows with "Ausblick". Leaving this in combination with a bit more space to the children is worth considering. With a slight rotation (and if only the upper floor is rotated), maybe three rooms with "Ausblick" can also be created. Is there no view on the ground floor? How is the access / visibility by "strangers"? How is the orientation (already mentioned)?
