Hello everyone,

we are about to submit the building application, I look forward to your suggestions/improvements for the floor plan (key points: windows, better use of the hallway), we are very satisfied with the ground floor, I think the upper floor can still be optimized.

Here are a few key data:
Plot 470 sqm (approx. 17x28)
We are building without a basement for a household of 5 people
Living space approx. 180 sqm, knee wall 1.75 m
External dimensions 10.36 x 11; orientation: entrance east, garden west, garage north

I quite like it at first quick glance. Only the entrance to the shower seems very narrow. How many cm is that? I wouldn't like the passage to the dressing room at the head of the bed. However, the one at the foot end would be disturbed because of the bedroom entrance door. So I have no solution for that. Child 1 is very slim, but that probably can't be helped.

I will limit myself to the kitchen; you should furnish it as a 2-liner; that means on the right wall the tall cabinets plus cooktop (either centered or at the bottom wall) and in front a peninsula towards the dining area. The kitchen door should be placed centered between the lines. The peninsula could also extend from the wall to the corridor wall; access would then be solely through the corridor - but that's just 2 steps more - so manageable. In return, the kitchen becomes significantly easier to furnish and offers more workspace & storage.

Thank you for the feedback, we want to work on the bathroom a bit more, I think the T-wall solution makes the bathroom look smaller and leaves little room to move, we will probably shift the shower and toilet to the corners and keep the middle free. Yes, we noticed the other things too, but somehow it can’t be helped.

Thoughts:
[*]Exchange building services with guest (noise, supplies, etc.) [*]Passage from kitchen as hidden kitchen door to technology [*]Remove kitchen door to corridor [*]Use a two-row kitchen

Building services and guest exchange is a good idea; with the kitchen size, a passage to building services is not advisable; it is better to keep it in the hallway. The overall floor plan is so compact that it is not a detour to go through the hallway, but it relieves the kitchen.
