Well then, the swap Guest/HAR is clear. You sleep in the guest room or use it as an office – in both cases, a north side is not a problem. @ Everyone (not just in this thread): free yourselves from the misconception that darkness comes from the north and the south side is the chocolate side.We have a corner lot with two streets on the east and south sides

It's rather the opposite: who wants sunlight on the screen? My husband's study is also facing north. It gets warm enough from the PC and doesn't need to be heated further by the sun ;)

If I read the measurements correctly, the staircase will be 3.75m long. I find this almost a bit short or rather the staircase will be steep. One should take a look at something like this in reality to see if it is acceptable.

So, I like it: the office on the west side and the chair there sunlit :D But now to the floor plan. I think it's ok: to place the entrance to the dressing room better at the beginning of the bedroom, that makes more sense and is also more comfortable for the bed, meaning the sleeper. I don't like the exterior views that much, I would at least opt for some asymmetry on the garden side and create a larger window front in the dining area. That would add some pep. The shower won't work like that: the area is not high enough for a shower head.
