I meant, for example, whether you recognize what the "frame" for your house on the property is, how many square meters and floors it may have, etc.

What the red / yellow / green properties etc. mean in the legend can also be answered textually.

A town villa is generally not allowed. Only a gable roof and two stories.

I’ve attached pictures again. Hopefully, you can see more from them.
It is basically the 4th plot from the bottom on the right side. The part marked as right of way has been entirely allocated to our plot.

The colors only indicate who is marketing the property. They have no other relevance.

A townhouse is also possible with a gable roof and was probably only chosen as an example for 2 full floors.

The shadow from No. 15 probably falls largely within the setback area up to the street, and the shadow from the garage of No. 16 on your easement area.

In my opinion, this is a prime plot, in Coesfeld also at a pretty nice value level.

I do not read an exclusion of townhouses. Only the requirement of red brick cladding would not be quite my dream, but: if you don’t like that, you really shouldn’t move to Münsterland at all.

The development plan is fair, even if you won’t fully exploit the floor area ratio even with the garage. But two full stories (and up to 40° roof pitch practically allow two and a half) will certainly not be too tight.

Totally agree. Unbuildable to the east, to the south at most a 3m high neighbor's garage as a privacy screen and the neighboring house at at least 13m distance with gable-end orientation, to the west only late in the evening a shadow from the neighbor's house = sun all day, plus detached + dead-end street; you can easily accept the easement and the private access.
