Of course, in the south garden you would also have side sunlight in the evening and thus light, if the neighbor doesn’t put something shading there. And the south garden is unfortunately also the driveway. At least you can then drink directly from the trunk and use the Bose in the car as garden speakers. Overall a leftover ramp property. It would be too small for me too. It doesn’t have to be 1000, but around 600 is nice. The lawn mower has to at least get warm. Karsten

Leftover ramp, nope. The wet side is more in demand than the second row. And the human lawnmower will warm up enough there to enjoy the cold beer twice as much.

Hello dear all,

first of all, thank you for your responses :-)

Of course, there are many restrictions and also extreme requirements regarding the development plan for the plot, but unfortunately that’s how it is here in the city.
The alternative would still be to rent, and we don’t want that (in the long run).

I would have thought that the garden would be located to the east and partly also to the south.
In general, I don’t need sun all day long. What would be a pity is if, for example, from 3 p.m. onwards there is no sunny spot left in the garden ☹️

By the way, the plot is 630sqm and completely sufficient for us. Theoretically, 500 would already be enough for me, but this is not a wish concert ;-)

Hm, I’m still not really wiser. I know, in the end we have to decide it ourselves anyway, but it is interesting to hear other opinions.
I actually wouldn’t classify the plot as that bad. It is a dead-end location and no more building will take place to the east.

How good are you at reading plans, specifically development plans?

As I said, I see little here because the excerpts are too sparse. But based on what can be seen, I don't find the property bad. Not a jackpot, but above average.

I would say rather mediocre to dangerously half-baked knowledge :D

I don't know how to make the development plan sharp and legible so that I can post it here.
I'll see if I can manage that...

At plot 18, the sunlight exposure depends entirely on the development on plot 19. A city villa on plot 19 can cast a significant shadow on you. When the sun is in the south, you should also get plenty of sun; towards the evening, the sun sets in the west and the shadows grow longer, especially the one from plot 19.
