No one claimed the "must" either. Only that it is the rule in the year 2022. And that is also correct, no matter whether YOU built for 1200 or 1300.
Nice that you show your extreme example, but it is still an apples-and-oranges comparison that can also mislead the original poster.

Sure, he can also end up at 2700, as has been said a hundred times, these are only guidelines, but clearly better than if he calculates with your values and then gets the nasty awakening, right?
The man is talking about 240m2 (!!!) on a slope (!!!) and has given a budget of 500k... as mentioned in the other thread, more details are needed, at first glance that absolutely does not work.

What is good @TE: you have important equipment like excavators & co., that helps a lot. Still: better show your calculation and the floor plan, the plot etc...

Thank you for your post! I will try to focus the EL more on the "surroundings." Unfortunately, you are probably right that time on the other side is a big enemy.

, nice to read that it can definitely be done differently :) Completely carrying through the construction site would be a bit too much for me personally. But especially the helper tasks that just take time but are not really demanding, I would like to do myself :)

, I have also already been able to view two almost completely self-built houses. The houses were quite simple. Does that have to be a disadvantage? The two affected couples would have otherwise needed years (decades) to be able to financially manage the self-build project and would now find themselves in the current situation which has wiped out many savings. Instead, the two houses were built up to maximum EL, from the masonry to the roof truss, and today (3 and 5 years later) are very likely worth more than double the construction costs. The builders are still very happy with their houses, and I think one should not talk them down, even if one might build differently oneself. Such EL definitely exceed my ambitions.

We ourselves are definitely not able to design our requirements in less than 240m². I am now hoping the planning office can provide us hopefully with a more efficient design and a reasonable calculation. I will share these with you immediately. What I definitely see now is that we should take the 3k/m² as a calculation basis and that with EL we probably cannot reduce that to dimensions of 2k.

It is hard to grasp what has happened on the market in recent years. When we initiated the inclusion statute at the municipality for the plot a few years ago, we were still very well positioned with 500k :(

No, not necessarily. However, with many, one has to be aware that not everything may look professional. That's not a problem, but it should be considered because it bothers some people. In our existing house, I also do a lot myself, but there is a reason why there are apprenticeships and master craftsman certificates for these trades. Many things are simply not something you learn just casually on the side (at least not properly). That means: If you are satisfied with 90% solutions that work, you can definitely save money. If you are a perfectionist, many things will bother you...

Yes, exactly... it will be significantly better than if you have it built. The Mr. Self-builder indulges in complicated onion domes, while Otto has a normal dormer. ... or a 45-meter-long driveway, while Otto only manages 6 meters... ... we are talking about the same thing... Hehe Hehe Unfortunately, the war situation must not be ignored either.

Whereas the reverse conclusion, that anyone who has properly learned the trade can also deliver perfect work, unfortunately regularly deviates significantly from reality. I have actually not seen perfection in my house construction from anyone. Even my father-in-law, who is quite perfectionistic, made a dent in a windowsill during transport and at another window the [Raffstore] doesn’t go all the way down (he is looking at it again). He would of course say that I helped. ;D

What a lot of hot air. By the way, I am currently working on the frost aprons for my son’s slab foundation. There are four of us, and we are making good progress. Three-quarters of the formwork is already standing. (We have been working since 7:00 a.m. this morning. Yesterday we poured the cleanliness layer.) Just as information. A long formwork piece weighs about 60 kilos and is two meters long. Besides your craftsmanship, you must also be a very persistent strongman. Bravo
