How to finance? KfW Yes/No?

Hello,

my brother and I want to build a Kfw 40 Plus two-family house this year on the already existing plot (900m² land value 240€). We are currently expecting a turnkey house of about 800,000€ with a total of 280 sqm without a basement.

Accordingly, each would have to borrow about 400,000€. It is also planned to sell the existing parental house upon inheritance to fully repay the loan in about 30 years. The house is currently valued at 350,000€.

Given the situation, I was thinking of a monthly payment of only 800-1000€.

Does it make sense to take advantage of the offers from the KfW bank? Or go completely with a bank? How would you proceed here?

In the end, you are using the KfW-Bank to receive the subsidy (grant), right? I don’t understand the question. Therefore, you necessarily have to take part of the loan through the KfW-Bank.

KfW offers a fixed interest rate period of 10 years; we would prefer a fixed interest rate period of 20 years or longer.

Yes, that is not possible - you have to live with that. Ultimately, it is only a "small" part of your financing. Finance the rest over 20 years - if that is so important to you - and take the KfW subsidy.

Definitely "with," since with KfW 40 plus in the end 2x 30,000 EUR funding is offered (slightly different from 01.07.2021). So why give it away?

As already mentioned here, the respective component with 120,000 EUR (currently) KfW loan is relatively small and should not pose a problem with a 10-year term. Then another 30,000 EUR subtracted from that...
So, why give it away? :)

Finance KfW with a short fixed interest period and very high repayment. Then you have no refinancing risk. The regular bank loan with only 2% repayment (if at all) and a possible repayment change after 10 years.
