How much does a semi-detached house cost? Is it much cheaper than a single-family house?

It is clearly stated in the conditions for Aalen: "Until the property is developed with a ready-to-move-in building, the buyer may not dispose of the property without the consent of the city."

And this is connected with the obligation to build a ready-to-move-in building within 3 years.

But hey, it’s not all over yet. Maybe your buddy qualifies without any problems.

I live in Heubach but that will not be different either. Ok, I didn’t know that. The buddy will try to get a financing confirmation by Friday. He doesn’t live directly in Heubach with his wife but the wife lived in Heubach for 20 years until 4 years ago. Maybe we can manage it. That would be great. If not, I will definitely buy the property myself. It has always been my dream to own my own home. About me: single, average income 2500€, sometimes more (depends on shift and weekend work). My mom still works and would also support me.

I haven’t read everything through now, but I really hope you have a lot of equity. Otherwise, the story won’t work with 2500€ net. You will not get 350k€ financed.

So I was at the bank and I will definitely get a loan amounting to 350k. Equity is available. 60-70k. Would building a [Fertighaus (Einfamilienhaus)] within that range be possible? It might be that the city does not approve.

So with us, that wouldn't work with sharing if you had received a discounted plot in the owner-occupier model.....here the numerous applicants are filtered out through a lengthy points system and afterwards someone who was 60th on the list can't suddenly get half a plot, if someone who was 15th on the list hasn't yet received a plot..... On what basis was the allocation of the plots carried out? Yes, and with us if you build a semi-detached house, you can rent out one half and use the other yourself.....building first and then immediately selling one half is not so easily possible

Then I keep my fingers crossed that it is as you say. The loan decision is made by the back office, not the person you spoke to. What fixed interest period do you want and how high should the repayment be? That means you want to take out a loan of 280k€?
