How much does a semi-detached house cost? Is it much cheaper than a single-family house?

so the development plan allows for a semi-detached house. In the application, I ticked the following: single-family house, single-family house with a granny flat, and semi-detached house.
What I don’t understand is why they are making such a fuss.. If you can build a semi-detached house according to the development plan, what’s the stress about? Should I build a semi-detached house and sell half or how is that supposed to work?
I’m really stuck, don’t know what to do. I have to make a life decision by Friday..

But can they still interfere after I have bought the property? A single-family house is too expensive, so I want to build a semi-detached house, which is also permitted. How else is that supposed to work?

Whether a (partial) resale is excluded by your contract with the city, you must read or inquire from the contract itself. Also, take a look to see if there is a construction obligation (e.g., ready to move in within three years).

And are you really sure that a semi-detached house is permitted on this specific plot? In development plans, all kinds of house types are often allowed, but it is then immediately specified that plots A-C are for single-family homes and D-H for one semi-detached house each – meaning two adjacent plots accommodate one semi-detached house.

The terms of the sale are usually known and are stated at the latest in the [Notarvertrag].

And yes, that can mean that they still interfere afterwards, even if you have accepted the terms.

So I was at the city office yesterday and spoke with the man. He said, they should have said it from the beginning and indicated it in the application. But then I probably wouldn't have gotten it at all. I mentioned the semi-detached house and he did not contradict it. Oh man, the whole thing is really upsetting me. I had been making plans for a week etc.
