How many square meters are possible for KFW40 turnkey with a budget of 150,000€?

Hello everyone,

I am very new to the topic of new construction and was recently in a model home park where all the houses are way too big for a couple and children anyway.

Is it realistic to get 100 sqm or more of living space? Have you ever had the thought and had to give up something in favor of reasons not to be mentioned? What were your reasons? I am happy to receive any advice and opinions!

Why KfW40 plus? With it, you burn 40k in building services alone

Honestly? Forget the €150,000 and KfW40 plus very quickly. For this price, you definitely won’t get 100m² in KfW40 plus. The page you showed is more advertising and deception than it corresponds to the facts. What about capital for additional construction costs? Selection of fixtures? Outdoor facilities? Land? Additional property transfer costs? Even just for the house, €150,000 for turnkey KfW40plus is not feasible. You surely know what KfW40 plus means, right? At this price, the complete photovoltaic system including storage would have to be included... no way.

We ourselves also build KfW40 plus, with us the photovoltaic system alone with 9.9KWh and 6.5KWh storage costs €24,000.

According to the opinion of most people here in the forum, you will be able to set up a 50 sqm "large" single-family house for 150K, if at all. And that in [Energieeinsparverordnung] standard.

Others will claim that you can somehow build a 100 sqm hut for that. [Energieeinsparverordnung] standard and no equipment.

I have no idea. However, I always find these debates very nice. :-)

First, just say what the 150,000€ is supposed to cover.

So all-in move-in ready (all floors and painted) including ancillary construction costs, carport/garage, outdoor facilities, kitchen and lamps. Or just part of it?
